Belfry House, Bristol

Originally a spacious three-bedroom property on the outskirts of St. George, this property was chosen in response to the undersupply of units for larger groups in Bristol's Serviced Accommodation (SA) market.


Located on the edge of Bristol's Article 4 area, it offered a backup plan as an HMO in case of regulatory changes affecting its SA use. However, the property needed extensive work, including addressing a sagging roof, overgrown garden, and multiple damp and structural issues, necessitating a complete strip-out and comprehensive restoration.



The Plan

Formerly used as a large 3 bed residential house, there was abundant space to reconfigure it to a 5 bedroom HMO with 4 bathrooms and a large communal area and garden. Broadly, the work included:


  • The removal of three structural walls

  • A new brick outbuilding

  • Heavy roof works

  • Reinforced joists to hold 600 litres of hot water in the loft and a new bath and walls throughout the house

  • The instalment of four bathrooms and a communal lavatory

  • A full rewire and a new central heating system

  • New windows, and external doors

  • Flooring and fittings

  • New Kitchen

The Exit

Serviced Accommodation

The primary plan for the house was for use as serviced accommodation. Although not centrally located, the house is near the popular area of St George and offers free parking (rare in Bristol) and capacity for large groups.

House of Multiple Occupancy

Situated on the edge of the Article 4 area for HMOs, the house is ideal for single professionals looking for a room in Bristol. The high quality living space designed to attract Serviced Accommodation guests is also perfect for HMO guests. To make this a viable option, the house was refurbished to HMO regulation standards.
